General Home Preservation / Inspection Services
Not only will we clean it up, we'll come back routinely and maintain it for as long as you need. We guarantee that your prospective buyers/tenants will see your property at its absolute best on each and every visit. Many things can go wrong when a home is left vacant and unattended, which can further impact the value of the property. Unattended properties are prone to water damage, infestations, and are magnets for crime. We attend to the details to keep your properties clean, secure, and looking their best inside and out.
We provide ongoing weekly, bi-monthly, or monthly interior cleaning, lawn maintenance, and general inspection services to keep unoccupied houses and properties in clean and show condition at all times. We will maintain both the interior and exterior of the home. Standard preservation service applies to properties with interiors up to 2000 sq. feet and exteriors up to 1/3 acre, for a flat fee of $95.00 per month. Prices are dependent upon condition of property found on initial inspection. The inspection/estimate is free.
In addition to cleaning and yard upkeep, we will inspect the property according to the following format:
GENERAL INTERIOR INSPECTION
- Inspect overall interior condition of home.
- Look for signs of forced or unauthorized entry, theft or vandalism. Immediately report to REO contact and police.
- Check that security system is working properly.
- Check that all doors and windows are closed, securely locked, and are in good condition.
- Check home for visual signs of insects or pests.
- Check floors, walls and ceilings for signs of water damage or leaks.
- Check for mold growth on interior surfaces (walls, doors, ceilings, etc.) and take appropriate action.
INTERIOR PLUMBING INSPECTION
- Visually inspect water service and all interior taps and faucets for leakage.
- Inspect water heater for leaks and/or PRV drainage.
- Inspect walls, ceilings, and floors for signs of leakage.
- Inspect for water leakage under sinks and vanities.
GENERAL EXTERIOR INSPECTION
- Visual inspection of home exterior for anything unusual.
- Look for signs of unauthorized intrusion, theft, or vandalism.
- Inspect screened patio enclosures for tears or damage.
- Visually inspect exterior walls, trim, and (where possible) roof for damage or deterioration.
- Check mailbox for mail, and for vandalism.
- Note any obvious wasp or bee nests and take appropriate actions.
- Check front door area for leaflets, phone books, etc.
- Check for mold growth on external surfaces (walls, doors, roof, etc.). Take appropriate actions per your request.
- Check all timer-activated exterior lights for proper operation.
- Verify home exterior has a clean, kempt appearance to deter potential vandals.
YARD AND LAWN INSPECTION
- Check the condition and overall appearance of landscaping.
- Check for obvious signs of insect infestation or disease in grass and on plants/shrubs.
EXTERIOR PLUMBING AND YARD CHECK
- Make sure all exterior taps and hose bibs are off and not leaking.
- Inspect yard watering system for proper operation and scheduling.
- Includes working test of system, inspection of watering heads for proper operation, and review of timer scheduling as necessary.
POOL AND SPA SYSTEMS CHECK
- Assess quality of pool and spa maintenance service performance.
- Check for any obvious leaks or damage.
- Notify REO contact of conditions we feel need attention.
PHOTOGRAPHIC REPORTING
You want to know that services are continually being performed according to your own high standards. This is why, upon your request, we can provide you with photographic reporting of services performed, as well as any security or maintenance issue which may require attention. We can mail photographic prints, photo files on 3.5" floppy disk or CD, or for fastest response, email them to you for immediate review. This service is included in the standard preservation services package.
