A home left vacant and unattended for extended periods is not only prone to neglect and deterioration, but to burglary and vandalism as well. We will visit your property regularly and conduct thorough interior and exterior inspections to prevent loss of value as a result of neglect. In addition, we will see that your home has a clean, well-kept appearance day-in and day-out to deter would-be thieves and vandals who target vacant homes.
We can provide digital photographs of your property as a record of each visit, and we are available 24/7 should any unexpected issues require immediate attention.

Interior Inspections
GENERAL INTERIOR INSPECTION
- Inspect overall interior condition of home.
- Check refrigerators and freezers are cooling properly.
- Look for signs of forced or unauthorized entry, theft or vandalism. Immediately report to Police.
- Check that security system is set.
- If any unusual odors are detected, initiate corrective actions.
- Look for unusual dirt or dust evidence.
- Check home for visual signs of insects or pests.
- Check for mold growth on interior surfaces (walls, doors, ceilings, etc.). Take appropriate actions per your request.
- Assess quality of maid/cleaning service performance.
- Check all timer-activated interior lights for proper operation and bad bulbs; replace with customer supplied items as needed.
- Adjust thermostat for proper temperature control.
- Check that all doors and windows are closed, securely locked, and are in good condition.
INTERIOR PLUMBING INSPECTION
- Visually inspect water service and all interior taps and faucets for leakage.
- Check that toilets are functioning properly.
- Check washing machine and dishwasher hoses for leaks.
- Inspect water heater for leaks and/or PRV drainage.
- Inspect walls, ceilings, and floors for signs of leakage.
- Run water in all sinks, tubs, showers and toilets to keep traps filled.
- Check drains for signs of back up.
- Inspect for water leakage under sinks and vanities.
- Check water softener is filled with salt.
Exterior Inspections
GENERAL EXTERIOR INSPECTION
- Take-out trash container / Prestige Estate Managementove trash container from street (billed as additional service if extra visit is necessary)
- Visual inspection of home exterior for anything unusual.
- Look for signs of unauthorized intrusion, theft, or vandalism. Immediately contact police.
- Inspect screened patio enclosures for tears or damage.
- Visually inspect exterior walls, trim, and (where possible) roof for damage or deterioration.
- Note any obvious wasp or bee nests and take appropriate actions.
- Check front door area for leaflets, phone books, etc.
- Prestige Estate Managementove debris, leaves, etc from front and back patios.
- Check for mold growth on external surfaces (walls, doors, roof, etc.). Take appropriate actions per your request.
- Check all timer-activated exterior lights for proper operation and bad bulbs; replace with customer supplied items as needed.
- Make sure home exterior has a clean, kempt appearance to deter would-be vandals.
- Check mailbox for mail.
YARD AND LAWN INSPECTION
- Check the condition and overall appearance of landscaping.
- Check that contracted landscaping services are being performed.
- Also will look for obvious signs of insect infestation or disease in grass and on plants/shrubs.
Exterior Systems
EXTERIOR PLUMBING AND YARD CHECK
- Make sure all exterior taps and hose bibs are off and not leaking.
- Inspect yard watering system for proper operation and scheduling.
- Includes working test of system, inspection of watering heads for proper operation, and review of timer scheduling as necessary.
POOL AND SPA SYSTEMS CHECK
- Assess quality of pool and spa maintenance service performance.
- Check for any obvious leaks or damage.
- Notify you of conditions we feel need attention.
AIR CONDITIONING/ HEATING SYSTEMS CHECK
- Visually inspect condition of exterior A/C units.
- Check A/C condensate drains are unobstructed.
- Check operation of cooling/heating system.
Photographic Inspection Reports
We realize that when it comes to your peace of mind, seeing is believing. For this reason, as a part of your home inspection service Prestige Estate Management will provide photographs of any condition of interest, from general interior and/or exterior appearance, to photographic proof of contractor performance for situations requiring corrective action. We can mail photographic prints, photo files on 3.5" floppy disk or CD, or for fastest response, email them to you for immediate review. Or if you prefer, we can call you and provide a verbal report of our visit.
